Water damage restoration in Salt Lake City

Get the water stopped, get it out, and get the structure dry within a day or two. That is the whole job at the start; the EPA says drying within 24 to 48 hours helps prevent mold. Fixr puts most restoration jobs at $1,200 to $5,000, with a $3,000 national average, before any rebuilding.

What a restoration company does

  1. Finds and stops the source, or tells you which trade to call for it. A plumber fixes the pipe; the restoration company deals with what the pipe soaked. In Utah the plumbing repair itself needs a licensed plumber.
  2. Extracts standing water from floors and carpet. Fixr lists extraction at $3.75 to $4.25 per square foot for clean water and $7 to $7.50 for sewage.
  3. Measures moisture inside walls and floors with meters, and maps how far the water spread. Water wicks up drywall and runs under flooring farther than it looks.
  4. Removes what can't be saved. Wet carpet pad and drywall that stayed wet are usually cut out. A "flood cut" removes the bottom of the wall so the cavity can dry.
  5. Dries the structure with air movers and dehumidifiers, and checks readings each day until materials are back to normal.
  6. Rebuilds, or hands off to a contractor who does. Ask which before you sign.

What is different about Salt Lake jobs

The air works for you. Outdoor humidity at the airport averages 26% in July, and about 149 days a year average below 40%. A wet hardwood floor in a dry house gives up water faster here than it would in a humid city. Drying equipment still matters, because the dry air only reaches what is exposed.

The basement works against you. Many houses on the east side, in Sugar House and on the benches have basements, often finished long after the house was built. A water heater or a supply line that fails down there soaks carpet pad, the bottom of every wall and the wood plate under it, and none of that is exposed to the dry air until someone cuts it open.

Then there is the cold. The airport averaged 16.4 nights a year at 20°F or colder over 2016-2025. A pipe that freezes in an exterior wall usually splits when it thaws, which is why so many winter calls come in the afternoon after a cold night. Frozen and burst pipes.

Before you sign the work authorization

Most companies hand you a form before they start. Read it. Some are a simple permission to work. Others assign your insurance benefits to the company, or make you responsible for whatever your insurer doesn't pay. Ask:

  • Is this a work authorization only, or does it assign my insurance benefits or direct the insurer to pay you?
  • How is drying billed: per piece of equipment per day? Who decides when it is done?
  • Will I get the daily moisture readings and photos?
  • Do you rebuild, and if so, what is your Utah contractor license number?

Repair it or claim it?

Sudden, accidental water from a burst pipe or a failed appliance is the classic covered homeowners loss. The Utah Insurance Department says flood water from outside is not covered by a standard homeowners policy, and a sewer backup usually needs an add-on endorsement. A slow leak that went on for months is often excluded. Insurance claims in Utah.

Questions Salt Lake homeowners ask

Can I dry it myself with fans?

For a small spill on a hard floor caught right away, often yes, and Salt Lake's dry air helps. Once water has soaked carpet pad or drywall, fans alone usually leave moisture inside. The EPA says to dry water-damaged areas within 24 to 48 hours to prevent mold; a moisture meter tells you whether you did.

How long will the drying equipment stay?

Fixr says extraction and drying take at least three days. The equipment should come out when moisture readings are back to normal, not on a fixed schedule. Ask for the daily readings.

Does the restoration company fix the leak?

Usually not. A licensed plumber fixes the source. The restoration company handles the water and what it damaged.
