About East Bench

The East Bench rises toward the Wasatch from the University of Utah and Foothill Drive south through East Millcreek and Olympus Cove. The median home in 84108 was built in 1958 and in 84109 in 1960, mostly brick ramblers and split-levels with basements, and 68% of homes across the two ZIPs are from before 1980. The bench sits higher than the airport where our weather data comes from, and nights here often run colder, so pipes in garages, exterior walls and the hose bib by the back door are the usual winter calls.

Homes and water damage in East Bench

East Bench has about 18,269 housing units according to the Census ACS 2020-2024, with a median year built of 1960. This is one of the older parts of the valley: 68% of homes were built before 1980. Expect original galvanized supply lines in some houses, cast iron drains, clay sewer laterals and basements that were finished long after the house was built. Basement flooding and sewer backups.

Flood claims are rare here: 15 on record in these ZIP codes, 7 since 2015. Nearly every water damage job starts inside the house, with a supply line, a water heater, a frozen pipe or a backed-up drain.

The cold is the same story across the valley. Salt Lake City International Airport averaged 16.4 nights a year at 20°F or colder over 2016-2025, nearly all from December through February, and the benches run colder than the airport. Pipes in exterior walls and garages go first.

How it works

  1. Tell us what got wet or burned. Use the form or text photos. Say how long it has been wet if you know.
  2. A local restoration company calls you back. A few quick questions, then they pick a time to look at it.
  3. You get a written scope and price before work starts. You decide. If insurance is involved, ask how they document the job.

Questions

Do you cover all of East Bench?

Yes, including ZIPs 84108, 84109. Your callback company double-checks that they cover your address.

How fast can someone come out?

It depends on the day and how many calls come in after a cold snap or a storm. Say in your request if water is still coming in, or if anyone at home has asthma or a weak immune system. The company will tell you when they can come.

Do I get a price first?

Ask for a written scope and price before work starts. With active water, drying often starts on the first visit; ask what the first day will cost and how drying is billed before you sign.
